This matters now because the city's rental market has never been tighter, with average prices reaching BRL 10,000 per square meter, making it difficult for renters to find affordable options, especially in premium neighborhoods like Jardins and Pinheiros. The situation is further complicated by the fact that many renters are being forced to consider alternative neighborhoods, such as Vila Madalena and Tatuape, which are still experiencing growing pains.
In São Paulo, renters are feeling the pinch, particularly in areas like Itaim Bibi, where luxury developments are sprouting up, pricing out long-time residents. Organisations like the São Paulo Housing Association (ABRAINC) and the Municipal Housing Secretariat (SMH) are working to address the issue, but their efforts are being hindered by the sheer scale of the problem. For example, the SMH's program to provide subsidized housing in areas like Mooca is being overwhelmed by demand, with over 10,000 applicants vying for just 500 available units.
According to data from the São Paulo Real Estate Association (APSP), the city's rental vacancy rate has plummeted to just 2.5%, down from 5% in 2022. This has resulted in a 15% increase in average rents over the past 12 months, with some areas experiencing even more drastic jumps - in Tatuape, for instance, rents have risen by over 25% since January 2025. As of June 2026, the average rent for a 2-bedroom apartment in Pinheiros was BRL 4,500 per month, up from BRL 3,800 in June 2025.
So, what can renters do when their leases end amid this tight supply? Firstly, they should start looking for new properties at least 3 months in advance, using online platforms like ImóvelWEB and Viva Real to scour the market for available units. Renters should also consider working with reputable real estate agents, such as those affiliated with the APSP, who can provide valuable guidance and support during the search process. Additionally, renters may want to explore alternative options, such as sharing an apartment with roommates or looking for properties outside of the city center, in areas like Santo André or São Bernardo do Campo.
